To apply for a housing loan in Malaysia, you will need to prepare several essential documents to verify your financial status and eligibility. The required documents vary depending on whether you are an employee, self-employed, or working overseas. Below is a general list of documents you may need:

1. Personal Identification Documents

  • Copy of NRIC (MyKad) for Malaysians or passport for foreigners

  • Work permit (if applicable)

 

2. Proof of Income

  • For salaried employees:

    • Latest 3 months’ salary slips

    • Latest 3 months’ bank statements (showing salary crediting)

    • Employment letter (confirming job position and salary)

    • Latest income tax declaration (BE Form) and payment receipt

  • For self-employed individuals:

    • Latest 6 months’ company bank statements

    • Latest 6 months’ personal bank statements

    • Business registration documents (SSM, Form 9, 24, and 49)

    • Latest Profit & Loss statement

 

3. Property-Related Documents

  • Property booking receipt

  • Copy of Sales & Purchase Agreement (SPA) or Title

 

4. Additional Financial Documents (if applicable)

  • EPF (KWSP) statements

  • Fixed deposit, ASB, or investment account statements

 

5. For Foreigners or Malaysians Working Overseas

  • Similar to the above, but may also require:

    • Credit Bureau Singapore Report (if working in Singapore)

    • PR card (for long-term residents)

Other Considerations

Besides these documents, you may also need to budget for additional loan-related fees, such as valuation fees, legal fees, stamp duty, and insurance (MRTA/MRTT).
